As we close out 2025, the 30A market feels steady, confident, and very aware of its value. This year wasn’t about dramatic swings. When you live and work on 30A as long as I have, you start to recognize the difference between noise and actual trends. This year was full of real shifts worth paying attention to.

Inventory finally settled into a more balanced rhythm. After several years of unpredictability, we saw a market that allowed buyers to breathe and sellers to plan. It did not last long when good properties hit the market, especially in the south side and in the communities where people dream about owning. January is already shaping up to be competitive, so anyone thinking of waiting until spring may want to rethink that strategy.

Luxury buyers came back strong in 2025. Many of them were searching for lifestyle security, second homes they could enjoy without compromise, and investments that feel solid in any season. We saw renewed interest in places like Kaiya, WaterColor, Alys, and the west end of 30A where design has become a major driver of value.

Short term rental investors also raised the bar. The days of buying something average and expecting premium returns are gone. Investors are smarter, savvier, and more aware of how 30A performs as a long term asset.

Values held steady. Appreciating slowly is a good thing. It creates sustainability. Renovated homes, properties south of 30A, and anything with a strong rental history remained the most competitive. Those will continue to lead the way in 2026.
